How it works

You sell your residence or other property to the National Audubon Society for a price substantially below the appraised market value, resulting in a transaction that is part charitable gift and part sale.

Audubon may, at its option, keep the property or sell it and apply the net proceeds of the sale to its conservation programs.

Benefits
- You receive an immediate income tax deduction equal to the difference between the sale price and the appraised market value.
- You pay no capital gains tax on the gift portion of the property.
